The Woods Townhouse Condominiums

House Rules

 

1.             DECKS & COMMON ELEMENTS Decks, entry areas, stairways and other areas open to public views shall not be used for storage of furniture or any other objects, including, but not limited to boxes, bikes, toys, etc. Patio or lawn Furniture, firewood and barbecues are acceptable. Individual hot tubs are not allowed. Trash must not be left on decks and should be placed in acceptable containers stored in individual garages or placed in the dumpster. Litter or trash shall not be swept from decks, entry areas, garages or any other part of the buildings onto common areas without picking it up. Drying of clothes is not permitted on decks.

 

2.             PEACEFUL ENJOYMENT Owners and guest of owners shall not make disturbing noise in the buildings or on the premises, nor shall they allow such noise to be made by their families, friends, tenants or other invitees nor shall anything be done by such persons that would interfere with the rights, comforts or convenience of other owners and occupants. No owners or occupants shall play or allow to be played any stereos, TV's or any audio devices if they are disturbing to other owners or occupants.

 

3.             PROPERTY DAMAGE The cost of any damage to the property of others, including the common elements, resulting from the misuse of such facilities, or caused by accidental involvement, of any nature or character whatsoever by owners, occupants or invitees shall be paid for by the owner of the unit occupied or visited by those causing such damage.

 

4.          PETS Only domesticated dogs or cats may be kept, subject to all Eagle‑Vail Homeowners Association and Eagle County Animal Control ordinances and subject to the rules and regulations promulgated by the Woods Townhouse Condominium Association, provided that they not kept for any commercial purpose. An owner is responsible for any damage caused by their pet to property or individuals. No pets shall be tied to the decks, balconies or common areas. Pets must be in direct command of their owner and stay within six feet of their owner or under a leash with their owner at all times while on the property. Owners must pick up any waste from their pet immediately. Tenants or guests of the Woods Townhouse Condominium Association are not permitted to have any pets without written authorization of the owner and that tenant must abide by all rules. The owner of the tenants' unit will be responsible for distributing the rules and any damages occurred by the tenants pet. Please note, the Eagle‑Vail Golf Course does not allow pets on course during the golf season.

 

5.             BUILDING EXTERIOR No alterations shall be made to the outside appearance of the individual units, except as approved in writing by the Board of Directors.

No owners, occupants or guests shall alter or interfere in any manner with any portion of the outside lighting apparatus in or about the public or common areas of the buildings. No signs of any kind, shall be placed in windows, on doors or other exterior surfaces or on common elements, this is to include real estate signage "For Sale", without written approval of the Board of Directors.

 

6.            SATELITE DISHS Satellite dishes are permitted for television and broadband reception by individual units with the location approved by the Managing Agent. The dish receivers can only be placed on the south facing upper decks, below the railing height of the decks so not to be seen from the ground level. All wiring must be installed internally of the units and not be visible on the outside of the building. No roof attachments will be allowed.

 

7.             TRASH REMOVAL & RECYCLING Trash is to be disposed of only in designated areas. Please notify the Managing Agent if you have remodeling or construction debris to make arrangements for additional trash pickups. Additional trash pickups will be charged to the owner disposing of construction debris.  Disposal of large appliances is not permitted, please arrange with your appliance installer to haul off used appliances and packing materials. Paint cans must be completely emptied; lid opened and dried up before disposal in the trash container.

Recycling containers are available in the trash disposal location. Recycling is available for newspaper and co‑mingled items, (glass containers, steel and aluminum cans and certain plastic containers only). Cardboard boxes must be broken down and disposed of in the trash dumpster or taken to a cardboard recycling center. Christmas trees must be taken to a specified location for disposal. Please contact the Managing Agent for locations.

 

8.             PASSKEY The Managing Agent shall retain a passkey to each unit. If you change locks or re‑key your unit, please provide the Managing Agent with the new key.

 

9.             PARKING  Parking is permitted in designated areas only. No vehicle shall be parked in such a manner as to impede or prevent ready access to any garage or parking space. No vehicle under repair, motor homes, boats, trailers, recreational vehicles, commercial vehicles or trucks larger than 1 ton shall be left on the property. Please see additional parking requirements under separate cover.

 

10.        OWNERS DIRECTORY All owners shall provide the Managing Agent with the current address and phone numbers of the owner(s) and name, address and phone number of the current long term occupant of the individual unit if rented. Owners are responsible for providing occupants of their units with a copy of the House Rules, Parking Rules and Athletic Club Rules, incorporating them into the leases. Owners will be responsible for making sure their tenants and guests abide by these rules.
